SHOWING PROCEDURES AND ETIQUETTE

PLEASE NOTE: All member firms of Alexandria Area Multiple Listing Service and their Associates must adhere to the following procedure:

APPOINTMENT FOR SHOWING: Appointments for showing and all negotiations for the sale of property which is listed in the MLS should be conducted through the LISTING BROKER. The employee who takes calls (or other designated person) at the Office of the Listing Broker in the MLS should be authorized to make appointments for showing and make them promptly.

All Brokers agree to treat all sellers who list their property with any Broker with the utmost courtesy and respect and in no manner injure the reputation or professional ability of any other Broker.

The Listing Broker my authorize the Showing Broker to make direct contact for an appointment, subject to prior approval by the seller, but this authorization does not waive the duty of the showing Broker to call a Listing Broker each and every time he wants an appointment for a showing.

The Showing Broker must receive showing consent before showing a property.

When a seller contacts a Showing Broker directly, subsequent to a showing, the Showing Broker shall inform the Listing Broker shortly thereafter of the discussion with the seller.

Showing Reports shall be communicated to the Listing Broker’s Office as soon as possible.

All Brokers and Salespersons shall leave a business card at the property upon showing a home listed in the MLS.

Be certain to turn off all lights that you may have been turned on while showing, close all blinds and curtains you opened and make sure all doors are securely closed as you leave.
